Should you build an addition or renovate your Ottawa house?

You are living in a house you love, except for one thing. Whatever the reason, you need to decide whether it would be better to remodel a room or to plan a home addition in Ottawa. Both can provide you with the extra living space you need, but each has different benefits. Before you make a final decision, here are some things to evaluate.

Remodelling x Adding

With a remodel, you will be changing the existing footprint and making it different. That could mean taking out or moving walls, changing the size and shape of spaces, and adding things like appliances or amenities.

With an addition, you are altering the footprint by increasing the square footage with a new room or a whole floor. It is far more than adding some framing and windows. There will be changes to the interior as well as the exterior. A poorly fitted addition will make the house look disjointed from the outside.

Whichever you choose, it will take a lot of thought and probably some professional help to achieve the utility and aesthetics you need.

Things you need to consider.

Adding value.

A primary concern is to decide whether the change will add value to your home and how to maximize that worth. An addition will cost about 25% to 50% more than a remodel. It will also increase your utility charges and, generally, your property tax. Realtors will tell you that the most valuable remodels involve the kitchen or bath. So updating or adding another powder room may be more beneficial than adding a suite.

Regulations and permits.

Another consideration is local zoning laws and regulations and any homeowners-association guidelines or rules. Generally, you are not allowed to build within 20 feet of the front of your property or 7 or 8 feet on either side. Part of it will depend on the size of your lot and the proximity of your neighbours. If you have some acreage, you may think it is okay. But realize there are also regulations in place about natural habitats, nesting areas, etc.

The best plan of action is to work with a professional, licensed contractor who will help you navigate the permits and inspections and produce a quality product that will enhance the usability and appearance of your Ottawa home.
